A message for our Fall ‘21-Spring ‘22 tenants:

We hope that you are having a great summer! Everyone at JAG Housing has been cleaning, constructing, repairing, replacing, and working all summer long making sure that your apartment is in top shape for your return in just a few weeks!

 Before you move in:

- Make sure your rent is paid. ALL roommates must have payments received before anyone can start moving in. Please check with your group to make sure that everyone is paid in full to ensure an easy moving day process. We accept checks, credit card, and Venmo. If you are planning to use financial aid, please send us an email (jaghousingbloomsburg@gmail.com) and we will respond with further instructions.

- The official Move In Date is August 20th. If you need to move in prior to this day, please text Erin (570-441-6876) to make arrangements. I have heard from some tenants, so even if you have already given me a move in date, please send a text again just to confirm. We will do our best to make sure that the apartment is ready for you on the day you arrange to move in!

 - Are your utilities turned on? Utility accounts MUST be activated before you move in. Feel free to contact Erin if you need any additional information while setting up your new accounts. We will be shutting off our accounts on or before your confirmed move in date. If your accounts are not set up, you may be without water or electricity. Please be proactive and arrange your accounts ASAP. 

Moving Day:

- Please make arrangements to check in at our office located at 35 E Main Street. You will receive your keys, parking pass if purchased, and any other information regarding your apartment. Please let us know what day/time you will be planning to move into your apartment so that we can make sure someone is here to receive your keys, etc. If you are resigned from last year, and need just your parking pass, please stop by the office to pick up your sticker!

- Take the time to fill out the Condition Report. A copy of this report will be in your apartment upon your arrival. Read through the list and survey the apartment before you start moving in your personal belongings. Please notify us of any repairs we may have missed. Any and all repairs needed after your move in date will be considered damages made by you, as the current tenant, and the cost will be subtracted from your security deposit at the end of the year. 

- Check for maintenance repairs. We've spent the whole summer making repairs and improving your apartment in some or many ways. If you see anything, please go to our home page and click “Contact Us”

- Settle in to your new place! If you have any questions or concerns, please contact Erin (570-441-6876). 

 

Everything else:

- No smoking inside the buildings, anywhere!

- No PETS! Please see the excerpt from the lease you signed below. If any animals are found at any time in your apartment throughout the year, ALL roommates on the lease will lose ALL of your security deposits. No visiting pets, no pet sitting, no pets/animals inside our buildings ever!

- Be respectful of your neighbors :)

- No TAPE. Limit the use of 3M strips. If you do use them, do not try to remove them when you move out, if they are not removed properly they will cause the most damage and costs will be taken from your security deposit. Use pushpins to minimize wall damages.

ANIMALS: No animals (including, but not limited to, mammals, reptiles, birds, fish, rodents, and insects) are allowed, even temporarily, anywhere in the apartment or house community. If Student or any guest or occupant violates animal restrictions (with or without Student’s knowledge), Student will be subject to charges, damages, eviction, and other remedies provided in this Lease Contract. If an animal has been in the leased Premises at any time during Student’s term of occupancy, Owner will charge Student for flea infestation, dander removal, deodorizing, and shampooing. Initial ($250) and daily ($25) animal-violation charges and animal-removal charges are liquidated damages for Owner’s time, inconvenience, and overhead (except for attorney’s fees and litigation costs) in enforcing animal restrictions and rules. Owner may remove an unauthorized animal by leaving, in a conspicuous place in the apartment, a 24-hour written notice of intent to remove the animal. Owner may keep or kennel the animal or turn it over to a humane society or local authority. When keeping or kenneling an animal, Owner will not be liable for loss, harm, sickness, or death of the animal unless due to Owner’s negligence. Owner will return the animal to Student upon request if it has not already been turned over to a humane society or local authority. Student must pay for the animal’s reasonable care and kenneling charges. No Buildings were built or accommodate ESA Animals, If you have an ESA or intend to have an ESA, this Must Be Acknowledged at Lease Signing. If ESA is permitted, Several documents, Additional insurance, as well as roommates must sign off, must be completed, and a Prescribing Medical professional also needs to be Verified. Animal history and prior landlord references must be checked 60 days prior to move in. Any new ESA is deemed as damage causing. Damage causing ESAs will not be permitted. Certain breeds ESA with Violent history or reputation will also not be permitted. If not given 60 days prior to move in $2500 deposit must be paid prior to move in and will be held for 60 days after all paperwork is submitted. Tenant with ESA is also responsible for any and all clean up, seen or unseen, to ensure the apartment does not generate other health conditions for future tenants. Entire unit will be cleaned for Dander and treated for fleas at Tenants expense even if ESA is contained.
